The three signs your vinyl plank is failing
Homeowners who call me from Wesley Chapel, New Tampa or Land O' Lakes describe the same three things, in the same order.
The edges lift first. A plank end sits a little higher than its neighbor, usually along a wall, in a hallway, or at a doorway. Then the joints click or separate. You hear a hollow tap when you walk, or a thin dark line opens between two planks that used to be tight. Last comes the bowing. The floor rises in a shallow hump near the sliding doors, in front of the kitchen sink, or along an exterior wall, and it feels soft underfoot.
All three are the same floor saying the same thing. Something underneath is pushing moisture up.
- Plank ends lifting along walls, hallways and doorways
- Clicking, tapping or gaps opening at the joints
- Humps or soft spots near sliders, kitchens and exterior walls
Why Florida slabs are different
Almost every home in Wesley Chapel, Lutz and the rest of Pasco County sits on a concrete slab poured on the ground. Concrete looks dry, but it holds water, and the Florida water table and summer humidity keep feeding it from below. That moisture moves up through the slab as vapor all year, whether the house is five years old or thirty.
A floating vinyl plank floor is not glued down. It locks to itself and rests on the slab. When vapor comes up with nowhere to go, it gets trapped under the planks. They swell a little, the locking edges push against each other, and the whole floor grows. With no room left, it lifts.
The part most homeowners never hear: a lot of vinyl plank in this area went down with nothing between the plank and the concrete. No barrier at all. The floor looked perfect on day one, and the clock started ticking.
Why it shows up two to four years in
People ask why the floor was fine for years and then failed. It was never fine. It was absorbing moisture from the first summer. A new floor has a little play at the edges and joints, so early swelling has somewhere to go. After a couple of wet seasons that room is gone, the planks are pressing on each other and the walls, and the weakest spot gives up first.
That is why the two to four year window is so common in New Tampa and Wesley Chapel. Builder-grade installs and quick flips tend to fail on the early end.

Why a patch or a re-click does not last
The tempting fix is to re-click the lifted planks and trim a little off the edge for room. It looks fine for a season. Then it comes back, usually somewhere else, because the slab did not change. The moisture is still coming up. You just gave it a new place to push.
Replacing only the worst planks has the same problem and often adds a second one. Matching a two year old plank is hard, and the new piece swells at a different rate than the old ones around it.
If the floor is lifting in more than one place, the honest answer is that it needs to come out and the slab needs to be dealt with before anything goes back down.
What we do instead
This is the part most quotes skip. My installers remove the old floor and haul it away. Then, before anything else, we test the slab for moisture. Not before demo, after, because the old floor hides what is really happening underneath. I show you the results in the home.
A vapor barrier is included under every floating floor we install on concrete. It is not an upgrade, it is the baseline. If the slab needs more than that, we show you the results and quote the fix in writing before any work starts. No surprise charges on install day.
We also flatten the slab. Old thinset ridges get ground down, low spots get self-leveling compound, cracks get treated. A floating floor over a wavy slab flexes at every joint, and flexing is how joints click and open. Then we pick a plank with a locking profile that suits your slab.
You get the manufacturer's lifetime residential warranty on the product when it carries one, plus Red Eagle's own installation warranty on top. I have been doing this since 2018 and I measure every job myself.
- Slab tested for moisture after demo, results shown to you
- Vapor barrier included under every floating floor on concrete
- Extra mitigation only if the slab needs it, quoted in writing first
- Slab flattened, high spots ground, low spots leveled, cracks treated
- Product warranty plus Red Eagle's installation warranty
What it costs and how long it takes
Every slab is different, so I do not quote off a phone call. I come out, measure, look at where the floor is lifting and why, and send an itemized written quote. Removal, slab prep, barrier and installation each sit on their own line, and the flooring sits on its own line. Buy the plank through our showroom in Lutz or supply your own.
Most homes take 1 to 3 days once the material is in. A whole house takes longer, and I can phase it half at a time so your family can stay home. Financing is available for qualified homeowners, with rate and terms shown at approval.
What to do this week
Take a photo of the lifted edge or the open joint and text it to (337) 333-2453. I will tell you what I think is going on and give you a ballpark. If it makes sense, we set up a free in-home estimate anywhere in Wesley Chapel, New Tampa, Land O' Lakes or Lutz, and you get a written quote that fixes the cause, not just the planks. You can also see the plank options that hold up on a Florida slab at the showroom, 108 Flagship Dr in Lutz, by appointment.
